Who am I?
My name is Naiyer Jawaid.?I have an MBA in Finance from XLRI Jamshedpur and Civil Engineering degree from Aligarh University. I am passionate about Real Estate as an asset class and real estate investment analytics. After graduating in civil engineering, I worked with construction companies before joining MBA. Post MBA, I joined an investment bank and was responsible for real estate portfolio. My last job was with a real estate developer where I was responsible for the financial feasibility of a under construction mixed-use development of worth over USD 5.0 billion. I was also responsible for financial evaluation of potential future developments, joint ventures and strategic collaboration.
I have done feasibility studies for 200+ projects covering almost every real estate asset class you can think of. Total area, of completed and running projects is in excess 2,000,000 SqM. I have handled projects in varied geographies including UAE, Qatar, UK, Fast East and Eastern Europe.?I have delivered projects with IRR in excess of 20% to my employers.

General Growth Properties (GGP), one of the largest mall operators in the United States, filed for bankruptcy in 2009, in one of the biggest commercial real estate collapses in history. At the time of filing bankruptcy General Growth faced $25 billion in debt, largely in the form of short-term mortgages. The company was severely wounded by the trouble in the financial markets, which wreaked havoc on its ability to refinance the debts.
The entire company filed for protection, and all of its assets were dragged into a bankruptcy. The GGP case created a dangerous legal precedent for real estate lenders and demonstrates that in the realm of bankruptcy, anything is possible.
